Very calm despite its central location, just two minutes on foot to Kolumbusplatz U-Bahn and eight minutes to the Isar river, right in the middle of one of Munich's most charming neighbourhoods.
The apartment has an open layout — no door between bedroom and living room.
The space
Sleeping area with a designer bed (140 × 200 cm). Living room with a large designer sofa, projector, and screen. Cosy farmhouse-style kitchen with a large dining table — also well suited for working from home. Small, bright bathroom with shower.
Fully equipped with towels, bed linen, dishware, and a top-tier espresso machine (ECM lever machine).

A bright, 30 m² one bedroom apartment with balcony in Munich's Au district .
Very calm despite its central location — just two minutes on foot to Kolumbusplatz U-Bahn and eight minutes to the Isar river, right in the middle of one of Munich's most charming neighbourhoods. Over 30 m², everything comes down to precision in the finishes. The doors were custom-designed and installed with a recessed joint — with no visible frame — for a clean, flush effect. No classic skirting board: a slim cork strip lines the floor, beneath an oiled organic oak parquet in light, warm tones.
The space
Bed (120 × 200 cm) with bedding and sheets. Dining table and chairs, workspace, wardrobes, fully equipped kitchen with dishwasher, fridge, small microwave-oven, espresso machine, dishes etc.
The furniture was entirely custom-designed to fit the space and free up room, with the exception of the table, chairs, and light fixtures, sourced secondhand to bring character and a warm patina to the whole. A generous balcony extends the apartment outward, offering, on this small footprint, a true additional living room.
The bathroom, in grey and white tones, embraces minimalist sobriety; a window was specially created to let in natural light. Italian walk-in shower, designer sink and toilet.
In the entryway, a large mirrored-front closet with a brass handle conceals spacious storage with an integrated washing machine. Two additional wardrobes, also custom-designed, complete the space for maximum storage — precious in a small footprint.
Fully equipped. Bedding, linen and towels included. Kitchen also fully equipped.
